Amathus Residences builds on the timeless design of Gropius’ Amathus Beach Hotel, continuing its iconic tiered structure for the first seven floors before transitioning into contemporary apartments and penthouses. Connected to the adjacent five star hotel, this new addition seamlessly blends architectural heritage with modern luxury, offering residents exclusive access to exceptional amenities.
The 14 storeys residence thoughtfully incorporates two levels of junior suites, a double-height recreational floor, and nine levels of 1, 2 and 3 bedroom apartments, all with direct sea views that immerse residents in the beauty of the Mediterranean. At the pinnacle are two 3 bedroom duplex penthouses, designed for spacious living and breathtaking sea views. A tennis court, sitting above a 4 levels of car parking structure, is nestled between the road and the building, acting as a buffer zone and creating a serene transition while adding a dynamic outdoor feature to the development.

The building’s facade introduces smooth, flowing lines that contrast with the sharp geometry of the original hotel. Deep verandas frame sweeping views of the Mediterranean and serve as practical shading elements, enhancing energy efficiency while providing comfortable outdoor spaces. With sustainability at its heart, the project incorporates natural ventilation, energy saving systems, and high performance materials to minimise environmental impact. Just steps away from the beach, Amathus Residences embodies a harmonious coastal lifestyle, where the sound of waves and the beauty of the landscape inspire a sense of calm and connection every day.
